Lowenstein, a national law firm, commissioned Marner Architecture to design their new headquarters office in Roseland, New Jersey. Only a block away from their prior office, at 160,000 SF the space spans 4 floors of an existing building and it allowed practically all lawyers to be together on one floor.

In an effort to express a strong sense of egalitarianism and openness for Lowenstein, we designed a single size office and single size work desk for all. We left open access to perimeter windows creating a consistent connection to the outside and opened the center to 5,000 SF of open work room they call the Lab. This works to create a continuity for 300 employees as one organic working community. To eliminate silos and encourage movement we proposed a 600 foot long main circulation street. The concept of a street with lanes branching off that informing an architectural language of small villages. The small villages in turn lead to the open work room which acts as a town square bringing the community together to encouraging both spontaneous interaction and knowledge sharing.

The project was awarded the Associated Builders and Contractors, Inc’s., New Jersey Chapter, Excellence in Construction Award in 2017.
